10 Costly Mistakes to Avoid Before Buying a Modular Kitchen

Mistake 1: Getting Only One Quote
The first vendor you meet sets your price anchor. Get at least 3 quotes from manufacturers (not resellers). Prices for the same specification can vary 30–60% between vendors in Noida and Gurgaon. Always compare on identical specifications — same ply grade, same hardware brand.
Mistake 2: Not Verifying Hardware Brands
A quote that says "soft-close hinges included" could mean Hettich Sensys (₹380/piece) or unknown Chinese hinges (₹40/piece). They look identical at first. After 6 months, the difference is obvious. Always ask for the hardware catalogue number and verify it on the brand's website.
Mistake 3: Not Getting the Ply Grade in Writing
The difference between BWP (boiling water proof) and MR (moisture resistant) ply is the difference between a 15-year kitchen and a 5-year kitchen. Always get the ply grade, thickness, and brand in the written quote. Swap from MR to BWP mid-project by a vendor is the most common material fraud.
Mistake 4: Ignoring the Loft Storage
Most kitchen quotes cover cabinets up to 7 ft. The space from 7 ft to your ceiling (often 2–3 ft) is ignored. Later, this becomes a dusty, unusable gap or costs ₹25,000–50,000 to fill. Ask for loft storage to be quoted separately upfront.
Mistake 5: Approving the Layout Without a 3D Preview
Never approve a kitchen layout from a 2D drawing alone. A 3D preview reveals exactly where the chimney duct runs, whether a tall unit blocks the window light, and how the workflow triangle (fridge–sink–hob) actually flows. Demand a 3D design before signing.

Mistake 6: Not Checking the Countertop Specification
Granite and quartz look similar but perform very differently. Quartz is non-porous, requires no sealing, and is more stain-resistant. Granite is natural stone, requires annual sealing, and can stain. Know which you're getting. Also verify slab thickness: 18mm is standard, 20mm is premium.
Mistake 7: Signing Before Civil Work is Ready
Modular kitchen installation requires: plumbing roughing-in complete, electrical points placed, walls plastered and painted, floor tiles laid. If you sign a contract before civil work is done, you'll face delays, extra charges for return visits, and possible remeasurement fees.
Mistake 8: Paying 100% Upfront
A standard payment structure is 50% on order, 40% on delivery, 10% on completion. Any vendor asking for 80–100% upfront is a red flag. Retain the final 10% until all snags are resolved and hardware is verified working.
Mistake 9: Not Measuring the Chimney Duct Route
If your kitchen needs a chimney, the duct route must be planned before cabinet layout is finalised. A duct that needs to run along the wrong wall can mean cutting holes in finished cabinets — expensive and ugly. Plan the duct first, then the kitchen layout around it.
Mistake 10: Choosing Based on Price Alone
A kitchen that costs ₹20,000 less but uses inferior ply will warp within 3 years in Delhi's humid monsoon season. The actual cost of replacing cabinets — including reinstalling everything — is ₹80,000–1.5 lakh. The cheapest quote is almost never the best value.
